Franchise milking.
Tolkien's novels are great, but I see no reason in these commercialized spinoffs and adaptations. We have never gotten a really high quality, faithful adaptation of the story, and it is clear that we never will. Peter Jackson's secular action flicks missed a lot of what the story was about, as as not really feeling like the story which was about a lot of arduous hiking and wondering to yourself where the enemy was, and spiritual warfare. As opposed to the movies which were mainly about a lot of fights. Outside of the story, there is not much appeal to the LotR era Middle-Earth setting as established in the novels. Men/dwarves/elves are not at active war with each other. The only fantastical races that are accessible are orcs and goblins and sometimes trolls, which is a thin and repetitive roster for a videogame that is supposed to last for dozens of hours. You could go to the East, but at that point you are making so much stuff up you mind as well just make your own thing altogether.

What is interesting to me is that they keep playing chicken and greenlighting enormously expensive projects. Rings of Power which IIRC was the most expensive TV show ever, and the Amazon LotR MMO. And then shut both down. Shadow of Mordor studio also got canned. Now they are greenlighting this project. Wonder if it will survive to the finish or if the plans for sequels will get axed.

Christopher Tolkien trashed the films which were probably the best possible adaptations one could expect given the vast amounts of variables and constraints involved, and were almost much worse. But those were made using the Zaentz license, sold by Tolkien decades prior.
Zaentz license also gave us excellent third party works like Middle Earth Roleplaying by ICE, and many of the early 2000s video games that were based on the film which often proved to be quite popular. Likewise, Zaentz license was the source for LotRO which managed to be a massively faithful adaptation of the setting itself.
Zaentz license is also indirectly responsible for the Shadow of Mordor/War games, so, that's a knock against it.
But the Tolkien Estate?
The only notable thing they licensed was… Rings of Power.
I don't think the estate could do much to stop this game, but I don't really care either, after greenlighting Rings of Power it's obvious they don't care in the least about the IP.
Christopher Tolkien trashing the films really steamed my beans when they later greenlit Rings of Power.

The part with the siege story and all the immortal npcs could have been handled better. But it had a nice atmosphere and decent leveling up system. And the layered armor system was a big **** you to Todd Howard who once claimed they have to make armor one big piece or there will be clipping issues.
